Avida launches boutique office building in BGC

MANILA, Philippines–Ayala Land’s mid-market property unit Avida has unveiled its second office condominium project: a 26-story boutique office building in Bonifacio Global City (BGC) which brings to the property market P4.4 billion worth of additional office space.
The new project, Capital House, targets small and medium enterprises (SMEs) wanting to purchase rather than rent small office space. A total of 25,000 square meters will be offered for P160,000/sqm.
The units will be turned over by 2018, Herbert Herrero, senior division manager at Avida Land Corp., said in a briefing on Wednesday.
“It’s practically the smallest of its type in BGC where most office developments are bigger,” Herrero said.
The project targets design firms, advertising agencies, holding companies and front-end offices of manufacturing and trading offices. “For businesses that think they will exist for 10 years, it will be reasonable for them to buy office space as it sort of mirrors their rental costs,” Herrero said.
Another market for this project would be the yield-seeking investors.
Based on an assumed monthly rental of P950 per square meter once the building is completed, Herrero said estimated yield would be 8 percent per year.
Office units are for sale with prices ranging from P9.9 to P25.6 million. Capital House will offer 222 units ranging from 62 to 159 sqm, with special whole floor units at 1,400 sqm.
“BGC is the fastest-growing central business district in the country today. More companies are seeking it as their business address. Aside from its business-friendly environment, it is home to a number of lifestyle and health, entertainment hubs, and other institutions which make it a desirable address for companies, employees and residents alike,” said Pol Tanco, Avida project and strategic management group head.

Avida to build P4.4-B office tower
MANILA, Philippines - Avida Land, the mid-market brand of property powerhouse Ayala Land Inc., is following up the success of its maiden venture into office spaces with a new P4.4-billion office development to rise in Bonifacio Global City.
Avida Land said it is gearing up to break ground for its second office project in its portfolio, Capital House, next month.
Instead of traditional office tower which caters mostly to the business process outsourcing (BPO) sector, Capital House will be a 26-story boutique office building targeting small and medium enterprises.
“The offices available in this market (BGC) mostly cater to BPOs and multinationals. Most offices here typically offer units with modal of 250 square meters. Capital House offers the right fit for SMEs, professional firms and those looking to have satellite offices with a BGC address,” said Pol Tanco, Avida Land project and strategic management group head.
Tanco said the project is expected to be completed by December 2017 and set for turnover by the second quarter of 2018.
Capital House will be situated near activity centers such as Turf BGC all-weather football field, Flying Trapeze PH, Active Park and the upcoming BGC Sports Complex and Kidzania.
Avida Land’s five residential offerings and its first office project are also located near the Capital House.
The ALI unit said design firms, ad agencies, holding companies, and front end offices of manufacturing and trading offices have already reserved their office spaces in the upcoming building.

SMALL and medium enterprises (SMEs) now have a space in the upscale Bonifacio Global City (BGC), with the entry of Avida Land Corp.’s two office projects worth a combined P7.8 billion.The 26-storey Capital House, which has a sales value of P4.4 billion, will have 222 office units for sale ranging from just 62 square meters (sq.m.) to 159 sq.m., and also whole floor units at 1,400 sq.m.“Office spaces available in BGC mostly cater to BPOs (business process outsourcing) and multinationals,” Pol B. Tanco, Avida’s head of Project and Strategic Management Group, said in a media briefing at the Makati Shangri-La Hotel yesterday.“Capital House offers the right fit for SMEs, professional firms, and those looking for satellite offices with a BGC address.”
A survey made by Avida -- a subsidiary of property giant Ayala Land, Inc. -- showed that model sizes in BGC usually stand at 250 sq.m. and can house 40 to 50 employees, he said.Capital House, on the other hand, is suitable for firms with even just five to 20 employees, with office units priced from P9.9 million to P25.6 million.“If companies would operate for more than 10 years, it would be better for them to buy units instead of perpetually leasing because it also reflects their monthly rentals,” Herbert M. Herrero, senior division manager of Avida’s Project & Strategic Management Group, said in his presentation during yesterday’s briefing.Buyers who will opt to rent out the units can also have an 8% annual yield, he said.Capital House will be completed by December 2017 and will be turned over in the second quarter of 2018. It is a “sequel” to One Park Drive in BGC, which was launched in October 2013 and is now 85% sold.
One Park Drive brought 226 units worth P3.4 billion to the office market, and will be handed over to buyers in the second quarter of 2017.Avida Land, the mid-market brand of Ayala Land, will launch 10 projects worth P20 billion in the first half of the year.Broken down, these are seven residential condominiums, two subdivisions and one office condominium in BGC, Makati City, Quezon City, Muntinlupa City, Bulacan, Tagaytay, Iloilo and Tuguegarao.
